What is the Mat-Su Valley?

Short for Matanuska-Susitna, the Mat-Su Valley covers roughly 25,000 square miles between the Talkeetna Mountains and the Chugach Range. It's home to about 110,000 people across multiple distinct communities, each with its own character.

Wasilla

The largest city in the Mat-Su Valley. Full amenities, shopping, medical care, and the shortest commute to Anchorage. Wide range of housing options from starter homes to luxury properties.

Tips for Choosing Your Community

  • Commute time matters. Traffic on the Parks Highway can add 30-45 minutes during rush hour. Test drive your potential commute before you buy.

  • Consider utilities. Some areas rely on wells and septic systems rather than municipal water/sewer. Factor maintenance costs into your budget.
  • Winter access. Some remote areas can become difficult to reach during heavy snow years. Check road maintenance schedules.
