Price signals to gather
- Your address, property type, rough square footage, beds, baths, garage/shop details, and acreage.
- Recent upgrades, deferred repairs, roof age, heating system, well/septic notes, and any known disclosure items.
- Your preferred timeline: fastest clean sale, balanced approach, or maximum exposure before offers.
- Competing active listings that a buyer would compare against your home this week.
Questions to answer before pricing
- Would you rather price to create early showing activity or test the upper edge of the market?
- Which features are most likely to change buyer perception: shop, acreage, view, waterfront, remodels, or documented maintenance?
- Are there inspection, access, utility, or disclosure details that should be explained clearly before a buyer writes an offer?
- What would make you reject an otherwise strong offer: timing, repairs, contingencies, possession, or net proceeds?
