Listing Readiness Checklist
A room-by-room and document-prep checklist for getting an Alaska home ready before photos, showings, and MLS launch.
How to use this guide
Use it to focus work on the items that improve buyer confidence rather than busywork that does not move the sale.
Exterior and arrival
- Clear driveway access, walkways, decks, entry stairs, exterior lights, and visible safety concerns.
- Remove excess vehicles, equipment, trash, and seasonal clutter from the first-view areas.
- Confirm signs of maintenance are visible: roof, siding, gutters, drainage, paint, and visible outbuildings.
- List special property features the photos should capture, such as a shop, greenhouse, views, trail access, or usable acreage.
Interior showing prep
- Reduce surface clutter, personal paperwork, cords, pet items, and anything that distracts from room size.
- Replace burned-out bulbs, open window coverings, clean high-touch areas, and check doors, cabinets, and closets.
- Group maintenance receipts, manuals, warranties, and utility details in one place.
- Decide what should be excluded from the sale before the listing goes live.
Documents and disclosure prep
- Find prior inspection reports, well/septic records, engineer letters, permits, surveys, plats, and HOA/CCR documents.
- Write down known repairs and known defects clearly so the listing story is complete and consistent.
- Ask which documents should be available before showings and which should wait for a buyer request.
- Prepare utility, fuel, and service-provider notes that answer common Alaska buyer questions.
