Numbers to collect
- Estimated mortgage payoff, second liens, HELOC balance, and any payoff timing notes.
- Property tax status, HOA dues if any, fuel/oil proration questions, and known utility balances.
- Expected repairs, seller credits, cleaning, moving, storage, and possession timing costs.
- Target sale price range and the minimum net you need for your next move.
Offer terms that change your net
- Buyer closing-cost requests, repair credits, rate buydowns, and appraisal-gap terms.
- Inspection contingency risk, financing type, closing date, possession date, and included personal property.
- Whether a higher price with more concessions is actually better than a cleaner lower offer.
- How much certainty matters compared with the top-line price.
